The Hidden Trap: Waiver of Penalty When You Sell Your Property During Lock-In

Let’s talk about one of the most misunderstood traps in home loans — the lock-in penalty.

If you fully repay your loan during the lock-in period (for example, after selling your property), most banks will hit you with a 1.5% penalty on your outstanding loan. That’s not small — it can mean tens of thousands of dollars gone.

But here’s the important part: some banks include a “waiver of penalty for full repayment due to sale” clause.
This means if you sell, you can repay your loan in full without paying the penalty.

Example: Two buyers take new loans. The first expects to hold the property for at least four to six years, so the waiver does not matter and they take the lowest-rate package. The second thinks they may sell within the lock-in period, so they choose a package with the waiver for full repayment due to sale, refinancing to a bank that offers it if needed. If both sold in year two, the second owes no lock-in penalty; the first would owe 1.5% of the outstanding loan.

Why This Matters to You

  • Selling your property before lock-in ends? This clause can save you a five-figure sum.

  • It’s rare, especially for fixed-rate packages — only certain banks allow it.

  • Without it, you’re stuck paying a painful fee just for selling your own home.

The Brutal Truth

  • Waiver ≠ Free Ride: The penalty can be waived, but any legal and valuation subsidies the bank gave you are still clawed back if you sell within the subsidy period (usually 3 years).

  • Most people confuse the two — and only realise when it’s too late.

  • Banks won’t highlight this upfront. You either read the fine print… or you work with a broker who already knows which banks allow it.

Before You Sign

This sale waiver clause is one of the most valuable protections you can have in your home loan. It gives you the flexibility to sell when you need to, without being punished by a heavy repayment penalty.

But here’s the catch: not every bank offers it, and the details matter. Pick the wrong package, and you could lose tens of thousands.
